I found a site, CNIC | Commander Navy Installations Command, go to the bottom right and look in Quick Links. Click on King's Bay Base Guide and then Communities (list on left). It has some information about the base and the surrounding community.

Buying land now and waiting to build on it is not really a bad idea. You do need to consider the taxes you will be paying on the land each year, as well as the cost for the land itself. Check on the land from time to time, until you build, because I have heard stories about out of state or out of area land owners who find that someone else has built on and is living on their property. That is a real hassle, but is still able to be fixed.

Really, the market is only dismal for persons with poor credit (subprime loans). The mortgage industry has all but erased the loans that many with poor credit were using to qualify to buy homes. Investors don't want to buy them(the loans) any more. There are still some companies that offer select loan products to those with poor credit, but not like before. There is also owner financing and lease/purchase or lease/option for those with poor credit. A big down payment can help eliminate the risk for lenders, which is an advantage to those with any credit score. If you have good to great credit, now is actually a great time to buy. Interest rates are maintaining at a low level. Many sellers are eager to make better deals than before, in order to secure a buyer. Builders are offering outstanding incentives to buyers in order to liquidate their current inventory.

I got the name of the free state of Georgia publication wrong, it's the "Farmers & Consumers Market Bulletin". Subscriptions are free. For a subscription call: 1-800-282-5852 or 404-656-3722. I believe it's on line (or was on line), but don't know the address. It's published every two weeks and really has a lot of information. In addition to the farmland rent/lease and the sale editions (couple of times a year), it also lists a lot (but not all) farms that sell produce. That's a GREAT way to see what kind of produce can grow in areas you might be interested in. There is also a bulletin calendar so you can see the kinds of things going on in the particular areas you might be interested in. I don't have any vested interest in the Bulletin, I was just fortunate as a newcomer to Georgia to have a farmer I was visiting hand me a copy.

JLA thanks for the tip on the Alabama side of the river but we are fully committed to where we are living. 'Course should we win big at the lottery, then that might be another matter.

The realestate person above mentioned ownder financing for those "with poor credit". In our neck, while a lot of land IS listed, sometimes land that is available is NOT listed, but the owner is willing to sell if he/she likes what the buyer wants to do. So, if the gentleman who started this thread DOES find some place he is interested in, it never hurts to talk with people who own land in the area of interest.

It's really just zebbie. The educational institution where I've had my e-mail for 20+ years closed down the particular server I was on and I had to start everything from scratch. What a nightmare! When I tried to create a new "account" with this forum I couldn't use zebbie because it was ALREADY in use. I was stumped, so I just used "deja" (already) zebbie.

One last thing...I don't exactly know what the law is, but there is a way to either not pay taxes or pay reduced taxes for land that isn't going to be developed. I don't know what the minimum amount of land is.

Actually "Kingsland" is the name of one of the cities around the base. The base is called Kings Bay Naval Submarine Base. It is for the docking and training of the Trident Submarines and is all Navy/Marines but no Air Force here. We do have a small Coast Guard Unit stationed in town as well.

I would research Kingsland, St. Marys, or Woodbine for more information on the area. I don't really see the point in commuting to/from Brunswick if you are working here--you can get pretty much all the same stuff locally. For what you can't get most of go to Jacksonville, Florida. It is the same commute time as to Brunswick.

I would advise coming and taking a look around.

Kingsland isn't too far from St. Mary's is it? Or vice versa. Is St. Mary's close enough to use the base at Kingsland? The original poster wants to be near a base, I guess to use the facilities?

Anyway to the original poster: My husband and I found the downtown of St. Mary's to be very charming. It's tiny, but we like it a lot. The downtown reminds me of some of the TINY California beach towns before they were spoilt. Some boats tie right up close to the downtown in St. Mary's. The rock shrimp available there is very fresh, in case you like seafood. I'm sure there is more to St. Mary's than the tiny downtown, but loved the downtown.

Im sorry HULALULA I didnt mean to offend you or your city, i didnt think there was anyone here from the area that could provide the most accurate information, i've heard of the place and drove through it a couple of times, and I tried to offer what little information I do know, I was a right, but not entirely.

Nope--you did not offend me just trying to correct the info for the original poster. You were right to assume that there may not be anyone from here on this board. We are a community of less than 50,000 people so odds were good that we would not be represented!

In fact I have seen posts on here asking Camden County questions that never get answered. It is hard to find the posts asking for info about this area when they are mixed in with the whole state.

I spend most of my time in the Nashville, Tn forum because we are moving up there and I am trying to figure out what's what in my new home. I know how much they have helped me so I thought I would check in and see if I could do the same for someone else.

This is a nice community to live in. We have enjoyed the last 17 years here but my husband has retired from the navy and we have new jobs to get to.

The lines between Kingsland and St. Marys are pretty blurred--you don't know when you are in one or the other. The base is actually in St. Marys but you could live in either town.

Anywhere in Camden County would be close enough if you just needed occasional use of the base. The county is 525 square miles so even if you live in the furthest corner away from St. Marys you would still only be about 35 minutes away.
