A friend of mine just bought an 1800 sq.ft. house in Americus for $40K on a nice street. House needs to be redone, but $40K. Really?

I grew up just outside of Americus many decades ago. We would go "into town" (Americus) for most of our shopping needs, except for the items we could purchase at our little country general store and hardware store. Americus was nice back then, but has since gone downhill like so many rural communities. I have family there still and witness the devolution every time I go back to visit. The downtown has begun to make a comeback in recent years, however, but still has quite a ways to go. The Walmart Super Center on the edge of town almost decimated the area a whole back.

I can certainly understand how a home there would be priced in the $40s. On the flip side, there remain many beautifully restored old Victorians that you just don't see very often outside of these types of areas.

I wish your friend the best and hope she / he takes part in the restoration of a once great little south Georgia town I used to call home!

Not surprising.. YOu can find fixer uppers outside of Atlanta in that price range. Homes in Douglasville seem to be very affordable for some reason.
I know in Augusta, you can easily find homes for under $50k in the Harrisburg mill district and other intown neighborhoods.
