How far north?

We just moved from Tampa to Snellville (NE Atlanta area). We love it here, kinda like Tampa was six or seven years ago, and close enough to the city to easily get there. We have tons of parks and shopping and restaurants. And, you cannot believe the house and land you can get compared to Tampa.

What's price range and where is the job location?

North Fulton, East Cobb are considered the best school districts, but those areas are very pricey. 300s for existing home and 500s for new homes.

For more affordable price, a lot of transplants look for South Forsyth and North Gwinnett area. Those schools are probably not as highly regarded as North Fulton but those schools are pretty good by Atlanta standard (i.e. get its fair number of student into UGA and Tech).

The traffic in North side of Atlanta is horriable so it is also important to find a house that's closer to your work.

For under 200s, I would look at Sugar Hill, Dacula, South Forsyth area. Those areas are still considered newly development area. I know one coworker of mine bought a new house for 160,000 with 3 bedrooms and 2 1/2 bath in Dacula last September. Of course, the lot is very small in that case. If you buy an existing home, you probably can get more house.

For 200 house, the property tax in Gwinnett should be around 2000. If you live within one of city limit, probably another 300.

Another possible is Woodstock in Cherokee county, that's region north of Cobb county. House over there very affordable. Just make sure pick Etowah high school school districts.

North of Atlanta covers a larger area... Alpharetta is pricey but very nice... I have several clients that love the grayson area... duluth, sugarloaf area are great... you can also do 75n up past marrietta.... what are your other requirements...how far from your job do you want to be...

Take a look at Cartersville. We recently relocated from Clermont Florida and love it here. Finally have four seasons.

North, within 50 miles or less from Atlanta (that's still going to place you within Metro Atlanta), priced between the mid $100s to $200,000 -- and not too rural.

Hmmm.

Kennesaw? Woodstock?
