Smithwick Crossing seems to be a nice community, but I really don't care for it that all much. The price point is good, but I just get the feeling that the quality is not that great. Preston Manor is a small S/D with only about 15 homes I think. I like it very much but the homes have been sitting for a while now. New homes that have been on the market for a long time can be either good or bad. Bad because something might be wrong, good because you can get a great deal. I believe the houses are not selling because of being overpriced. Either way I think they are worth looking at again. If you are considering Preston Manor then you might also consider Mt Brooke North which is on the same rd. In the interest of full disclosure I am a realtor, but I work for niether one of these S/D. My personal pick would be Mt Brooke, Smithwick Crossing, and Preston Manor. In order from best to worst. This all changes of course if you are working off of 400 then you might want to consider Smithwick Crossing.
