I agree. The whole town was founded around a plantation (Val d'Osta).

The big industry in that part of GA is pulp and paper products and pine tree extracts. You will see miles of pine tree farms, the trees lined neatly up in rows.

I'd have to give my vote to either Valdosta or Tifton for this .
They both fit nearly all the criterier for this especially when you get to the plantation part. Both have several beautiful older homes that represent that era well. "The Cresent" in Valdosta being one of them

Plenty of swamps, gators and Spanish moss I would assume.

I was thinking southeast georgia would fit the mold for swamps and historical places that may be possibly haunted; waycross, brunswick, st. simons, st. mary's, etc. . . I was thinking the OP could conjure ghosts from the battle of bloody marsh, or old sailors and such, and the university could be set on an old sugar cane plantation. The okeefenokee swamp is closer to that area than valdosta.

Waycross. Except I don't think much grows there and the OP mentioned something about agriculture.

Or Darien. I have always been intriguied by the story of the Boy's Estate (GA's version of Boy's Town), located between Brunswick and Darien. It's campus, built on the grounds of an old rice plantation, has a very collegiate feel to it and is loaded with atmosphere.

It doesn't have to be agraculture, I'm still batting around ideas and open to suggestion. Local superstition and an area conducive to ghost stories is more important. I can always think of other local industry, lol. Any ideas?
