Default Suwanee vs. Lawrenceville

Can someone tell me the reasons houses are cheaper in Lawrenceville than in Suwanee? I've just started researching areas around Duluth and I was shocked at how much more house you get for your money in Lawrenceville.

Basically, if you go I-85 N, on your left side is Duluth, Suwanee. On your right side, it is Lawrenceville.

School systems are probably the biggest reason. Berkmar, Central Gwinnett and Collin Hills are not just as high regards as Duluth, Peachtree Ridge and North Gwinnett.

Probably due to that reason, a lot of wealthy locals tend to settle on left side of I-85 including a lot of wealthy Asians. The population lives in Lawrenceville tends to be more working class family. Also, crime is tends to high on Lawrenceville side.

Anyway, that's what my real estate agent mentioned when I was originally looking for buying a house. Ironically, my agent live in Lawrenceville. She said all her kids have grew up. She got a lot more for her house in Lawrenceville.

Thank you for the info.

Does anyone else have something to add? How much worse is the crime? Where we live now is practically no crime, but we still have an alarm system.

Question is on a distinguished road
I have noticed several people discussing the crime in their posts about certain areas. Will be relocating to Duluth soon (from the North) and currently have no worries about crime in my area. Will those who mention crime please elaborate.
