Default home buying in grand rapids

Hello,
As my username would suggest, I am moving with my family to Grand Rapids, Michigan this year. We anticipate buying a new to 5 year old home in the 500k range in the Forest Hills school district. Are buyers able to get more house for their money than in years past, or are sellers (particularly builders) more inclined to wiat out the market rather than accepting reduced offiers? Thanks in advance for your help.
