Not ALL of the SE side is bad, by any means.
I live in Cherry Hill/East Hills. I would never consider this a bad area. There's tons of great places to eat, shop, walk, get coffee, etc, and the houses are all beautiful. Most people say the "bad" starts south of Wealthy, while I wouldn't call that bad in comparison to other places I've been, I suppose it is for Grand Rapids. There are a few blocks between Wealthy and Fulton which just so happen to be filled with lots of neat stuff. I wouldn't live anywhere else in GR but here.

Areas south of Wealthy are questionable. I use to live College and Wealth and I loved living downtown and having everything I wanted minutes away. I lived alone and I felt safe for the most part but would never walk around alone at night. The last year I was there things started getting worse. Many break-ins there was a shooting not even a block away. I ended up moving due to work and gas prices. The commute was killing my wallet!

If I knew I would be staying in Michingan I'd move back downtown but I have intention of sticking around here.

Even "south of Wealthy" doesn't begin to limit the bad area.
There are lots of parts of the city of Grand Rapids that are south of Wealthy and fantastic places to live not the least of which is my very favorite city neighborhood: Ottawa Hills.

Truth is, there are parts of the SE Side that aren't great.... but the SE Side is home to 10s of 1,000s of people and many neighborhods... some incredibly nice and some incredibly sketchy.

You might be able to say the same for the NW, NE and SW sides as well (though I don't purport to know).

I avoid 28th St. and the East Beltline area like the plague, especially this time of year.

Comstock park is really nice, I agree, stay away from the SE side of town. Some of the west side is nice, but even on Leonard and Alpine area is starting to get ran down, and it used to be really nice there. Its kind of hit and miss.
