Funny, 220 and quickly have never gone together for me..
The neighborhood I mentioned to you will still have some masonite homes in it. Many were upgraded to vinyl due to a law suit against the builder (or on their on volition). About a decade or so ago, the builder was sued and as a part of the settlement, the then home owners were given the opportunity of changing the masonite to vinyl at a substantial discount. Many took up the offer, but not all. My Mom did.

Well my fiancee called me awhile ago and said that our Realtor is making a verbal offer on a house that we have been eyeing for about a month. I am keeping my fingers crossed on this. No masonite siding on this house, fenced in backyard, in a cul-de-sac, etc... it's our first choice...I'm kind of nervous now...lol!
When we bought our house, it was about a 36 hour back and forth between us and the sellers, until we came to an agreement.
Yeah, my fiancee kept looking at her cell phone every five minutes...lol! She wanted to make sure it was still on. I told her if we heard back in the same day, chances are they wouldn't have accepted our bid. The Realtor sent her a text today saying, "waiting" so we're hoping that's a good sign if they haven't answered back quickly. Maybe they're considering the offer, or just merely waiting to hear back from their Realtor for a counter offer.
I've been out of town this weekend. Any reply from the seller?
Unfortunately, I think they turned our offer down. Their Realtor called ours back and said the seller(s) didn't have an answer, which usually means they're turning it down. Our Realtor said there was another offer on the house, so he told us to just sit back and wait it out.
So, it looks like we're back to square one possibly. I kind of have my heart set on that particular area (although not necessarily that development) just because it would be an easier drive to work for me. We just have to learn to be patient. If we're given a chance, we might be able to put in another bid, but these folks don't want to sell for anything less than their asking price.

Do you know what the other offer is? Our Realtor could usually get that info. - or very close to it, when we were looking and came across similar situations. If the other offer was the asking price, the house would be sold (or process started). So, if they haven't accepted the offer, it likely isn't. Perhaps they are in the back and forth bidding, as we experienced.
One thing we did learn (for us at least), there was no such thing as THE house. Yes, we liked a few MUCH MUCH more than others, but there were SO many homes on the market, each week, we'd add another to the "oh my gosh, this is perfect" list.

Our Realtor did say that the price they were asking for is actually a pretty fair price, but it seems like nobody is really offering anywhere close to that.
My fiancee just let me know that our Realtor is crunching numbers today and trying to come up with another offer that would keep us within our budget but would be closer to what they would accept, so that tells me that the other offer wasn't accepted or that they are entertaining a bidding war over it. The good thing is, we both (my fiancee and I) know our limits and are just fine with walking away from this house if it's going to be too much for us. We still have a decent amount of time to look and find a house, so we just have to stick to our guns and wait it out.
Sounds logical. Bidding wars in this market would be a seller's dream. I've watched the market very closely over the last two years and I've only seen a few that actually had more than one buyer bidding at the same time. Most sellers would be happy to find ONE buyer !
You are wise to stick to your guns. There is so much out there, you are sure to find something else that you love - if this one doesn't work out.
Well, for us, it won't be much of a war, lol! If somebody else can offer closer to the listing price than we can, then so be it. We have our set budget, we have our limits - and we feel there are plenty of houses within our budget and limits that we can choose from, it's just finding the right one.
