Question Adams Farm in G'boro--thoughts please!

Hello friends,

I did do an NC/triad forum search, & didn't really find what I need, hence my pausing lurking & actually starting a thread. Thanks in advance for putting up with me.

My husbands job is relocating to the Greensboro area, & already from what I've been reading in this forum, I have every faith it will be a good move . We were thinking of possibly the Kernersville area, but after checking out a few realtor listings & the Adams Farm HOA site, I would like to learn some unpackaged, un-salesperson views of this neighborhood from any residents or people knowing about it. I realize its close to GSO airport, & in some cities being near an airport is a kiss of death & not somewhere one wants to live, but in this case, that might not be an issue...? Is it family friendly as it seems? Thoughts please...I really truly appreciate your time in responding, & thank you in advance!!!

Is there more than one Adams Farm? The one I'm familiar with is off of Guilford College and High point Rds. and isn't near the airport at all, and is, my opinion here, one of the best areas to live in Greensboro. I can't think of any downside to it at all.

Adams Farms is not close to the airport however, the Cardinal is.

Default wrong about the airport...

...it seemed close to the airport looking at an online map--but that could totally be my ignorance.

SuperK--really?? If you have a moment, would you mind sharing your thoughts as to why--I would really appreciate it!

Not intentionally trying to bump my thread--I just think I'm a lunkhead for not mentioning that my husband will be working at the airport, so being relatively close IS a bonus as right now--he commutes an hour each way from his work to our home due to traffic...so having a shorter commute AND live in a nice area just seems almost too good to be true

I don't have specific info on Adams Farm other than I know some of my co-workers live in the neighborhood.

As for the airport, I wouldn't be overly concerned unless you are looking in the northern part of High Point. I've been doing some house shopping in that area and the main concern is when the GSO / FedEx Hub is fully operational.

Thank you!!! My husband and I are both Navy veterans who met on a naval air base, so we're ok with 'normal' screeching of airplanes, but I'm happy to learn more and the links you've posted are great---I REALLY appreciate it!!!

We moved to Greensboro about a year ago and are buying a house in Adams Farm right now. You would probably be about 10 minutes form the airport but not close enough to be impacted by the noise or flight paths.

We haven't lived there yet, but our impression has been that it's a nice, family friendly, safe development. It's a little older and showing its age in some sections. There really are a range of neighborhoods, from smaller houses for under $150k to larger McMansion types for several hundred thousand. There's also a pool and tennis club that you can join for something like $800/year for the family. HOA dues on the house we are buying are $66/quarter.

Depending on where you buy, the house will either be in the Pilot Elementary or Millis Rd Elementary school district. Millis Rd appears to be slightly better, but the section of Adams Farm that goes to that school (the area south of McKay) isn't as nice in my opinion. The houses are cheaper in price but the area just doesn't look as nice. I believe both sections go to the same middle and high schools in Jamestown.

In Adams Farm you are about 10 minutes or less from just about any shopping or dining you might want. There's a Target, Walmart, Sam's Club, Costco, Food Lion, Harris Teeter, etc all real close and a mall not far away too.

For us, Adams Farm won out because of price, safety, schools, and convenience.

This is exactly the type of input I need; I am printing this entire thread and keeping it in my important papers. Sorry it took so long for me to get back---I've been working hard to get our current house ready for market. On Realtor.com, I had found two beautiful homes that were short sales and well within our budget and space needs---just getting an impression of what I can look forward to. Looking on a map on the Adams Farm HOA, I was trying to get more of a feel for what streets were mentioned---WOW, that entire area is HUGE. And to learn the clubhouse etc aren't covered in the regular dues--that's VERY good to know.

I also live in Adams Farm -- on the Millis Road side south of McKay. In all honesty, the houses in general are just smaller - although my house was in the upper $160,000s, so parts of it aren't THAT much cheaper. The main part of Adams Farm has more expensive homes in general and more cul-de-sacs while my side isn't built like that. But it's a nice area with nice neighbors. It's not rundown at ALL. But it does have a different vibe. There's actually a cute house for sale around the corner from me.

If schools matter, I have heard that Millis Road is a better elementary school, and that was straight from teachers from Pilot. But I don't think it's a huge difference.

Other than that, I agree with the previous poster. It's a great location. All the big box stores are about 10 minutes away. A lof of the nicer clothing stores are at Friendly Center, which is about 15-20 minutes away, but still close enough. Please feel free to PM if you have more questions!
