The man is going to own all of downtown Greensboro soon...
"A change in ownership of one of the first large apartment developments in downtown Greensboro was announced by the Carroll Companies this week.
The Carroll Companies disclosesd that it is buying CityView at Southside Apartment Homes from Signature Property Group for a price of over $42 million.
“The acquisition of CityView fits perfectly with our investment strategy and commitment to downtown Greensboro,” said Roy Carroll, owner, founder and president of the Carroll Companies and publisher of the Rhino Times. “CityView offers the perfect bookend on the south side to our developments at Center Pointe and plans for Bellemeade Village. We believe that we can take advantage of a variety of synergies and operating efficiencies that will come from owning three projects just blocks from each other in downtown.”"
Roy Carroll Is quickly becoming the "Joe Koury" of downtown Greensboro. Cityview is currently the largest apartment complex downtown. But that will change once Bellemeade Village opens. Carroll will own three major residential properties downtown. CityView, Center Pointe and Bellemeade Village. The article mentioned he has more announcements to come. Wonder what he has planned?
Roy Carroll also was quoted in the business journal that Bellemeade Village site work "could happen at any moment now". There is already heavy construction vehicles on the site. There are going to be at least four (4) large developments underway all at the same time in downtown. They are: Bellemeade Village, Tanger Performing Arts Center, Lebauer Park, and Union Square Campus. Big changes happening all at once. Exciting times indeed.
If any of you have a half mil to spare you can own a unit at Center Pointe.
I get the feeling we are going to witness a battle of one-upmanship between Kotis and Carroll.

There are also a couple other hotels that will be under construction, one of them being a high-rise. The senior resource center and carousel should be built by 2017 as well.

i'm not gonna lie, it's nothing short of impressive about how Center Pointe made a turnaround, not long ago the tower was still in debt over 22 million dollars with an extremely low nearly empty occupancy rate, now it's 100% debt free with a 80% occupancy rate and very satified residents including mr Carrol himself.
What he is doing and has been doing for downtown, is amazing. It's take people like that to actually move a city forward.

It depends on the type of occupancy; since these are condos and not apartments a high portion of leased units is not necessarily a good thing and a deed search reveals a huge chunk of these units are have not sold. Yes, an 80% occupancy means Carroll is bringing in money, but bringing money in for himself. Not the same if the units were individually owned. Disclaimer: I'm working on the assumption that Park View Investments LLC which, owns a large chunk of the units is Roy Carroll.
