Hello,

We are considering building a custom home on a lot in a residential community at High Rock Lake. Looking for any advice or shared experiences from folks who have done the same. Did you have any issues with water wells or septic systems ECT?

Read the HOA covenants and bylaws. Lake front may have a 100 ft buffer where no building of any kind is allowed from historical high water mark (655). It can cause issues with where you can put your home on the lot.
Check out every GC you can. Expect a 2 year timeline.
There is a lack of subs. Counties will need to approve your plans as well as the HOA.
No issue with well water, look at 200 ft. deep well. Make sure casing goes to bedrock.
Large areas around lake need a expensive septic to protect lake water. Some communities have a community grey water system.
