Even if you can find an updated website to give you comps in your area, you still won't know the details of each sale that went into the sale price; which is how Realtors do the market analysis. You need recent comps, and you need to know condition of the home, location in the neighborhood, how long it was on the market, and all other variables that are inherent to each home sale. Details of a sales agreement are known only to the brokers. (Don't take the word of neighbors either, they will almost never tell you the true sale price.)
Some sales may also involve incentives from the seller, like paid closing costs, including appliances and so forth -- these things can change the actual sales price. Call a good Realtor and get it done properly. That's the best advice any of us can give you. Otherwise, you could be off by thousands -- to your detriment. Patience dear.
