Hello,
Looking for a few opinions on SC-Greenville/Simpsonville housing, and figured here would be a decent place to ask.

I'm a fairly new resident to SC, currently renting in Simpsonville and looking for a starter (3br, 2bath, 2400ish sq ft) home around 200k. Having browsed many websites including zillow, we're leaning towards having one build, but kind of lost when trying to compare builders. Many are in the general area we like (Five Forks center, due to schools - Oakview/Bells). We've visited the Ryan's Homes at Twincreeks, Legendary Homes at Creekwood, and Meridian Homes at Ravenwood (I may have gotten some mixed up at this point), and really saw things we liked in all. Looking at the existing neighborhoods, we did like Woodruff Lake, and Neely Farms (way south), and Orchard Farms (bit north) to our liking. Proximity to work (near Donaldson AFB) would be nicer as well. Really just fishing for some opinions on the matter or any knowledge from longtime residents about this area, actual school quality, home builder rankings (value/quality/service/etc?). Also I've been told to hire a buyer's agent, but not really sure where to find a good one (Feel free to PM me)

We're in the process of relocating as well so I can't speak as a long time resident. I did want to write though as the first three communities you listed are all zoned for Rudolph Gordon ES. Not saying that's a bad thing, just that you specifically mentioned Oakview and Bells Crossing ES for schools. Also, Neely Farms is zoned for Plain ES. You probably knew all this, I just wanted to clarify since it seems you were hoping to be zoned for certain schools.

Yea, I believe the two I mentioned were ranked higher-ish, but with the new school I read about opening up I wasn't sure what the eventual zone would be when my kids get to that age would be.

So much can certainly change as far as school zoning goes, that's for sure! From what I've read on here, most people believe the new Five Forks Elementary School will pull kids from Bethel, Bells Crossing, and Bryson. I'm surprised no one thinks some kids currently attending Oakview might get rezoned as well. The Stonehaven community is split between Bethel and Oakview ES. Since it is so close to the new elementary school, I would think that entire community would be rezoned. It's all guessing until they finally announce... which according to the Principal at Bethel, should be this fall for a Fall 2012 start.
