Default To Legendary Communities Buyers

To anyone that has recently purchased a Legendary Communities home- two questions:

1)How much did you negotiate your home by (either new construction or already built).

2)Are you happy with the quality?

I am in the process of buying a Legendary home which is a new construction.
I did not negotiate the price. The problems that I do have with Legendary is primarily with their sales department. When I was going through the options for the home, questions could not be answered. I am now in the process of trying to correct the mistakes that were made by the sales agent. I guess when I move in I will be able to access the quality of the home.

Is there a reason that you didn't negotiate on the price?

tokensmith,

I suggest that you get a good buyer's agent to represent you on your purchase. Negotiating on the price will differ based on the motivation, and the ability to negotiate, of the Seller (for resales)
For new price negotiating there are a lot of factors involved.

A buyer's agent is a waste of time and money. I didn't suggest I couldn't negotiate the price myself. It was a inquiry what other had paid or negotiated.

A Buyer's agent only interest is in selling something- a deal or a good price for the buyer is irrelevant to them. And at the end of the day, the more the house sells for, the more they're paid. Where is the logic there?

Realtors are about the same as care salesmen. They're an unfortunate annoyance when buying something.

I use the buyer's agent commission as starting grounds of negotiations on a home. Take 3% off the sales price right there.

I've stopped considering Legendary Communities. As you've stated their sales department is terrible. Slow, misinformed and unprofessional.

As with all professions there are good people as well as bad people. I am not trying to change your mind but it seems like you have had a bad experience before with a Realtor. A GOOD buyer's agent works for you. So yes, they do negotiate in your best interest. It is all about the client.

You are mistaken (as a lot of people are) on the buyer's agent commission. If you don't use the buyer's agent then the listing agent gets all the commission and they are working for the Seller's best interests, not yours.

My husband and I were going to use the agent. At the last minute, my husband decided not to work with her. I now regret that decision. I think she would have helped us with many things that we did not understand. We are still negotiating a mortgage, standard features in our home were not what we expected and some of the upgrades that we paid for were not installed as they should have been. Just more of a headache. Right now we are just going back and forth with making sure we get what we signed the contract for. I think that the agent could have been our mouthpiece for the salesperson that is not educated enough to sell homes.

I agree with Ms. Sanders about the commission. The agent that we were dealing with was very helpful, so now she is out of the picture (thanks to my husband, who is a know-it-all) and the sales agent benefits. Not a deserving individual.

I am so sorry that you are having so many problems with your purchase. I do hope that you can get your problems worked out prior to closing on the home.
