That's the word. Could not get the tenets they needed to make it work.

Well that's a bit disappointing. With all the land for sell, then being re-zoned commercial, I assume we should see other retail developments in the work this year?

If they can't find the right tenants for that development doesn't seem to bode well that the area is ready for much retail other than neighborhood type stuff especially with Fairview being so close by. Seems like W Georgia would be counted in the demos for all the retail along Fairview.

Fairview Road and West Georgia Road are two separate trade areas. The Fairview Road trade area is established. The West Georgia Road area is gradually attracting commercial uses.

There is a unique ice cream concept from another state that is exploring sites in that vicinity.

Culver's possibly? Standalone ice cream vendors have not fared very well in Simpsonville. The ones we have now, Brewsters and Baskins have changed owners or closed and re-opened. Several other concepts have only lasted one or two years before closing.

Culver's is more than ice cream and custard. It is a higher tier quick service restaurant.

Would you not count the Ice Cream Station?

Which is why I think that would do better than a stand alone like Cold Stone, at least history shown that it did not fare well in the Fairview Rd area.

Funny thing about the Ice Cream Station...it's not real ice cream! Still tasty though!!
