Default Spartanburg RE Investment Question

I have been contacted by some people about possible real estate investments in the Spartanburg area. I live in Charleston so I don't know as much about the market in Spartanburg. I'm looking for advice on areas that I should try to avoid because of higher crime and the higher probablility of getting tenants that would not pay rent. I really can't afford high end property but don't want a nightmare either. Thanks.

While I'm not a real estate professional I can tell you in all honesty that the neighborhoods northwest of the city (Spartan Mill, Howard Street / Fairgrounds area, Una, Arcadia, Saxon, etc.) are the least attractive parts of town. Before the textile mills that anchored these communities closed down these were solid working class enclaves with churches, parks, and schools.

Nevertheless, Spartan Mill, Arcadia, and to a certain extend Saxon have some well built homes that someday could be discovered by new urban pioneers. Spartan Mill is within walking distance of downtown and would probably be the first of these communities to see a revival.

If you are interested in these areas or other areas you might consider for investment would be Liberty or Anderson areas.Even the Easley/Powdersville area. Spartanburgh is on a distinguished road
I would suggest you invest in the Eastside, Westside, Boiling Springs or Downtown if you can find anything there. These are the most desirable areas and unless you are young and can wait for the mill areas to turn around I would hessitate to invest there for a short term. The southern areas around Pauline, Walnut Grove etc. offer the best investments in raw land.

roadsscholar has it right on. I would steer clear of the Una area, Saxon, Arcadia, Hayne Street, Howard Street, Fairforest Rd, Old Greenville Hwy, Farley Ave, Wofford St, Arch St, West Pearl St, etc. for the time being.

Right now the biggest push is in Hampton Heights. Supposedly Beaumont Mills is the next in line, but I would tend to agree that Spartan Mills is better positioned to be redeveloped but I think it will be a while yet before we se that go anywhere..
