Agreed Especially with the 3 new retail businesses going in across the street at the current cross fit place Other than a new traffic signal, there’s not a lot of room for improvement. And even a 4 way signal only complicates the congestion. Those business will pull from a pretty nice radius too. Publix expansion only adds to the issue.

They just built some kind of small outbuilding at the Citgo station so I don't think they are going anywhere soon.
The deal for the new Chic Fil A died on the vine. Both rumored properties are back on the market.
