Thank you for your advice, I decided to change it to $800. What about the app fee? I'm using it for a credit check, if it's a couple should I make them both get a credit check? I think I'm looking for a 700 or higher as far as a credit score goes.

Good luck with that. The vast majority of people with that high of a score won't be renting anyways. My husband and I have 5years of perfect rental history but he screwed his credit in college because he was dumb. I while I don't have anything bad on mine, don't have a huge history, and mine is only around 680.

Most people don't get their score that high without having a mortgage and history of paying it.

My wife and I have credit in the mid to upper seven range and we rent. Just don't want the committment or headache of owning.

When I first moved here I rented for 2.5 years right out of school. During that period of rental I had a credit score easily over 700 and had never had a mortgage or a car loan (was just paying my student loan at the time + 7ish years of credit cards). Maybe my case was weird, but I can't imagine it being that hard to find someone with a score over 700 looking to rent.

Credit score doesn't matter as much as a stable work history.

Definitely agree with that. If they have decent rental history with a previous landlord or apartment complex of some sort + steady income at a rate feasible to pay your rent, credit score is a second-tier requirement.
