New Home market in Greenville County?
My wife and I accepted an offer on our home yesterday which means we will finally be able to proceed with our plans to buy a new home in the Greenville area.
What is the current state of the new housing market in Greenville County?
How has the new housing market changed since last June?
I know the housing market in general and new home market in particular has changed drastically in many parts of the country over the past 6 - 8 months, but need to know specifically how it has changed around Greenville.

What home builders were you looking at? Also, are you looking to build or buy an inventory home? I know that at this time of year a lot of the builders are offering great deals on their inventory homes to close before the end of the year to get them off their books. As far as building, their incentives are about the same, maybe worded differently, but comes out to about the same. Eastwood is still doing about $6500, Ryan a free sunroom, or some room like that, McCarr, is doing 1/2 off options up to $10K. Just depends on where you are looking. We just signed a contract with Eastwood in a brand new community in Simpsonville, and got a little better because we were the first house sold. Let me know if you would like additional info on that one. So, it just depends on where and who. But overall, I don't think they are offering anything new. New homes here are still selling.

Thanks geoffandliz, we looked at quite a few builders last Spring including Eastwoord, Ryan, and McCarr. We want a home 3000 sg. ft. or greater. I understand the discounts and other incentives being offered, but they don't seem any different than what was offered 6 - 8 months ago. What I'm really wondering is how well these builders are doing now and how willing they are to negotiate their prices as opposed to earlier this year. We probably won't buy an inventory home, but will have one built with the options my wife chooses (for some reason I don't get to choose  ).

That's what we are doing. 3000 sq ft, 5bedroom, 3 1/2 bath. I can tell you that in the area we were looking at , where we are building, because it's brand new, we got a great deal! I don't think any of them will really negotiate the base price much, but may throw in an extra incentive or so. You really won't know until you shop them around, find what you would like, and then start negotiating the price. They certainly are not going to advertise the possible extra incentives. Just shop around. Start by checking their websites. Most of them show floorplans and neighborhoods. I don't think any of them will say they are hurting. They all say they are building and selling. Of course if you go custom or more of a local builder, all rules are changed. They don't have the national funding. What price range are you trying to be in? Don't let all the media hype fool you, Greenville is tough, a lot of places are, but not impossible. Liz

McCar has also been offering a free upgraded granite and stainless steel appliance kitchen along with their 1/2 off up to 10k in options lately.
