I wonder how the growth on the south bound of I-85/101 will effect the north bound of I-85/101, and will BPO sale some of the parcels to any other businesses? I drove by I notice on the other side of I 85/101 is a vacant piece of property. It looks as if it is a 10 acre track.

Highway 101 South north toward Greer is industrial. I would see it remaining mostly industrial with some commercial uses.

Highway 101 South south of Interstate 85 is a combination of industrial, commercial, residential and agricultural uses. Most residential growth should occur off other roads like Abner Creek Road and Berry Shoals Road and nearby Willow Creek. Commercial uses could get a boost if Crossroads Plaza is realized.

Colliers list the land beside and behind the new 101 QT as Retail (2.25 acres), Industrial (12 acres), and Hospitality (3 acres). Although their map still says "proposed QT" so may need to be updated.

Would the zoning allow the property to be sold with multipurpose use? Listing price for retail is that what property is going for at the i85/101 exist before BPS Breaks ground? I'm sure it will increase after BPS has been built.

Last I heard was local news the other month saying groundbreaking was scheduled for sometime in July. The site does have a sign that faces i85 currently saying accepting out parcel tenant inquires (or something to that effect...not much time to read while driving!) to go alongside Bass Pro Shop. Currently the lot is still vacant/untouched but utility crews have been working out on 101 in front of the BoJangles/Spinx/BurgerKing area all week...don't know if it's prep work for Bass Pro or not. I drive by there almost daily.

I just got word that they will be running a gas line along Mayfield and 101. I wonder if their is any future development across I85 where the future BPO will be soon?

A natural gas vehicle fueling station is being built behind the QT there...may be part of that.

There is a natural gas line that is on my peace of property already that was bored under i-85 to feed BMW. From my understanding they are coming up Mayfield to 101. If that is the same gas line that was installed 8 or so years ago. I thought that was to serve BMW only.
