They will need to build a high rise at 500 Congaree Road to fit all of your ideas in there.
I think access and visibility really limit development along that road. You have to access it from either Roper Mtn Road or by driving around the mall, neither of which is convenient. I think a lot of businesses kind of get lost on that road.
When my wife and I were dating we liked to go to the McGuffey's that was on Congaree Rd. That location and all of the others went out of business years ago. I think the building has had several unsuccessful restaurants since then.

How about a nice high rise live place with pool spa gym VIP Parker a local cafe on stie and a room with a pool room and a playground area for kids at 500 Congaree RD and basketball courts as well

I wonder if accessibility and visibility led to the demise of Crustacean Shorehouse, Jack in the Box, Mountasia and Olympian Grill over the years.
I do not know when exactly McGuffey's on Congaree Road closed. It had to be no later than 1997. I know nothing has been in it since it closed.

I'm possibly beginning to grok where the kid is coming from. It's not that he wants one hundred different businesses to occupy the same space. He's apparently seeing these sites as blank slates and he's populating them with seemingly random stores. He then erases the slate and repopulates it with a new and different vision... especially if we show disapproval with the players he's chosen.
I noticed something when he is recommending stores for the property across from Haverty's. He doesn't overcrowd his choices in any single "vision".... he just sweeps the slate clean and tries a new combination and assumes we know. Some "tenants" show up repeatedly, like the various choices of supermarkets that might fit the site. His grasp of economic viability or "why Cracker Barrel isn't coming to TR" might not be very strong, but he's hitting close to the mark, at least some of the time.
I'd love to see the "Haverty Zone" as he's seeing it inside his head. Something is triggering the relocation idea and it could be a visualization of a bigger picture than is readily obvious. Am I wrong?... quite possibly, but there is a certain level of attention to detail hiding behind his sometimes confusing posts. Everything isn't always random.
