Greenville MSA is featured as a "top sprawl" region in this April 2014 "Measuring Sprawl" report from Smart Growth America. Measuring Sprawl 2014 | Smart Growth America. Greenville MSA was ranked 215 out of 221 areas studied.

I think it's pretty interesting given the walkability of the city of Greenville's downtown which many other comparable metro areas don't have. But, of course, the report looks at a wider region including Mauldin/ Easley and not just the city of Greenville.

Also, a relatively low proportion of residents acually live in city of Greenville vs. in the surrounding county. Will be interesting to see if all the apartments being developed for the city and the increased popularity of "in town" neighborhoods will change this...

The building of new subdivisions exploded in Greenville county from the mid 90's until the 2008 bust. That was about the time that higher downtown desirability began to kick in.

Even now that suburban building has resumed, it is at a much slower pace than the early 2000s.

My unscientific perception...

Sprawl is just a word used by people who hate the suburbs. Every city has sprawl if it has has people and new growth.
