Default Greenville areas under 75k

Hello all,

I know it sounds crazy, but this is all I can spend - are there any liveable houses for 75,000 or below in the towns surrounding Greenville/Spartanburg such as Greer, Taylors, Mauldin, Simpsonville? If so, would they most likely be high rental, poorly maintained neighborhoods? If any natives could please direct me to any areas where I can find a small home at this price, I'd appreciate it!

I'm also looking into the Greenville area. I do see houses in that price range, but I've also been wondering what kind of neighborhoods they are in. It's hard to tell from web sites or a 1" x 1" picture in a real estate booklet. They can make anything look good in those!

I have a call in to a realtor, but we've been playing phone tag. I have a feeling that in that price range, for something livable (not a total fixer-upper), you may be limited to a manufactured home. Not sure if that's your cup of tea. We're considering going that route, as long as we can get some land with it. I'm not crazy about a mobile home park at this stage, with 2 small kids and a loud dog. But some of the newer mobile homes are quite nice and I've seen lots with acreage. It may be a good way to gain some equity and maybe "trade up" in a few years.

You may want to talk to a local realtor who can point you in the right direction as far as areas and so forth. And once you sign up for a relocation package or request one of those real estate books, you'll be deluged with realtors! I've been getting emails/snail mail every day for a week!

If I'm wrong, and houses in the 75k range are livable and in good areas, I'd love to hear that! I'm afraid prices are going to jump before I can move down there in 6 months.

OK I'm going to fess up and let you in on some personal information. In May of 2004 we found an older two bedroom, 1 bath house with 2 1/2 acres for sale for $65,000. We are only 300 yards from Thurmond Lake and that 300 yards is Corp of Engineers forest land. The Corps allows us to have a path through the woods to the Lake. The original acreage we purchase had a side lot with electric and separate septic system and water. We bought a new Mobilehome and put it on the second lot to live in while we renovated the house. Total initial outlay was under $100,000 and we had the equivalent of 4 bedrooms and 3 bathrooms and 2 kitchens before we started renovation.

Our renovation has gotten a little out of hand but we will be moving back into the original house in a couple of months and we've managed to do most of the labor ourselves. Our temporary housing will then be a guest cottage for when our Yankee relatives come and visit. So if you look you can find bargains but you need to visit and spend some time. It isn't something you can do on the internet.

Also I'm going to say something that is very politically incorrect but making such a move is very stressfull. I suggest that you pray for direction, and turn your concerns over to the Lord and let Him lead you. He has a place for you and He will lead you to it.

I don't want you to be house poor, but depending on your time line look at all your options. I lived in Rock Hill all my life and moved to Greenville then Liberty, SC in 1997 I lived there until 2005 when I returned to Rock Hill...my first love. Now there are neighborhoods and cities in commuting distance that would allow for your price range. What is your job situation in other words where will you be working? My husband and I commuted 25 minutes to LIberty daily and had 1 acre, nice subdivision, great neighbors all owners, and an acre wooded lot (ours) beside us for $89K. 3BR, 2BA, 2 car garage!! So it is possible. Don't change your price range unless you are able. [moderator CUT]

I hate to break it to you, but I don't know what you'd be able to get for that little. I live in a double-wide trailer that cost $89,000. If that is all you can spend, you might have some luck with fixer-uppers... The home prices are much higher here than I ever expected!

Thumbs up Yes you can... it takes time and searching

You can find homes for $65,000 in decent shape. My son (25) purchased his first home in 2004 for $60K. It is a single family home that has two bedrooms, an outdoor storage 13X13, a shed that's the same size as the storage, and a two-car carport. This little home has a huge front and back yard, with the back being fenced in. He searched for about 3 months until he found this home. You can find home within that range if you take your time and look. You may even have to visit the area. If you need to know what area is good or what area is not, post the question with the general area or zip code and someone will give you input on the area. Don't give up too easy; you can find a home for the price range you are seeking. Do not let anyone tell you different!

yes you can find decent homes in that range. it just depends on where you are looking. areas like simpsonville and mauldin seem to be hot right now with no cheap houses. you might want to try some of the smaller towns like piedmont, williamston, easley, etc. I bought my 2 br/1 bath home (not a mobile) in Williamston for 20k with a little over 1/2 acre. Decent neighorhood too. Just go to sites like www.realtor.com and start looking. Another place to look is www.greenvilleiwanna.com

It is amazing what 75k can get you in upstate SC compared to a lot of places. Good luck

You most definately can get something in that price range. Yes, something that is nice, not a run down fixer-upper. I know (it is my job to know) that there are some very good options out there for that price range that are not limited to a double-wide.
