There has been some retail openings and activity occurring in and surrounding the City of Simpsonville, South Carolina.

Supermarket Publix #1608, Grand Central at Martin Farms, 704 Fairview Road, Simpsonville, South Carolina 29680-7117, has opened for business.

Publix #1608's preceding store, Publix #613, Fairview Market, 655 Fairview Road, Suite C, Simpsonville, South Carolina 29680-6777, will be subdivided to include limited assortment/discount grocer Aldi and a 14,000-square-foot junior anchor.

A 72,000-square-foot supermarket with a convenience store is speculated to locate at the northwest quadrant of Harrison Bridge Road and Grandview Drive. I wonder if this may be the location for the new Ingle's #41, presently at Fairview Station, 621 Fairview Road, Simpsonville, South Carolina 29680-6706.

A mixed-use development with retail uses had been proposed for a site on the north side of West Georgia Road between Blakely Road and Neely Ferry Road. I think this was previously discussed in the thread "West Georgia Road Development Simpsonville".

Funny you mention the Grandview/Harrison location. I literally just got back from the 711 and asked one of the guys who is on the crew doing the grading what was going there. He said as far as he knows, nothing yet. They are just grading the property. One of the other guys said he was told the property is being graded for a strip mall type place, like "over there at Food Lion" is what he said. I still think since Bon Secures owns part of that property, they will do something there.

I have not heard any updates in regards to the West Georgia Road/Blakely Road/Neely Ferry Road site. Assuming Fairview Road is maxing out in development, I could see some retail development on the West Georgia Road site.

I do not know if supermarkets Ingle's and Publix could operate two stores in the City of Simpsonville, one each in the Fairview Road/Harrison Bridge Road and West Georgia Road or Northeast Main Street trade areas.

Well, Bon Secours owns all of the property along Grandview (10 acres) and I don't see them opening a grocery store there. The remainder of the property (28.5 acres) is owned by an investor in Georgia. No sale on that has been recorded.

Ingles usually owns there own property from the land to the building don't they Knight? Do they ever lease?

Bon Secours' property is along Grandview Drive parallel to Interstate 385 into a curve. The adjacent property that is 28 acres is not Bon Secours.

Ingle's Markets owns and acquires sites to build and operate its Ingle's, Sav-Mor, and I-Market stores. It does lease space on its properties for other business if they are not competitors (i.e. bakeries, delicatessens, dollar stores, florists, pharmacies, video rental stores).

From what Ive seen, they are not working on the adjacent property, other than to reinforce what they are doing to the 10 acre BS site.
