Residential growth in the Greer area will be northwest along Locust Hill Road and North Highway 101. Locust Hill Road's long-term plan is to be widened to four lanes from North Highway 101 to United States Route 25.
I think much of this growth stalls if Trumps Tariffs stay in place. BMW has already put a hold on new jobs, and has written an open letter to the President. IMHO, people need to slow their roll a sec.
The City of Greer and the South Carolina Department of Transportation have not done much for an expected traffic impact.
It would be more accurate to say they have done nothing. The city of Greer is all too eager to annex these developments for the tax base. Living near one of these newly annexed developments, I can say it is difficult to get them to address storm runoff issues or discuss repaving/improving roads due to increased traffic. If what happened with the development near my house is commonplace, the city of Greer will let the developer put in a short turn lane in lieu of performing a traffic study.
Traffic going north on 290 is horrible during nightly rush hour, esp. during school when buses are trying to turn on to Lynn.
I also wonder how they will be able to expand to 4 lanes with some of these homes very close to the road. One of the newer developments, someone already crashed through the wood fence.
No new homes should be approved until the roads are addressed first, not the other way around.
My friend lives off Holliday and there are 2 new housing developments going in there. I don't think the roads surrounding there can handle all that new traffic.
From that link, can you explain what Greer is doing differently than Five Forks?
The article says they are expecting a traffic impact in 3-5 years. It's probably the same thing they said about Five Forks 10 years ago.
I wonder what the average lot size will be in Greer ? 1/2 acre, more? He likes cluster residential zoning in semi rural areas with poor infrastructure.
