May I suggest Sun City, In Bluffton? Friends of ours lived there for 4 years, and loved it. They have since moved to be near their children, but they say that Sun City was their favorite place to live.
Wondering if below 150,000 is even possible anywhere in the Greenville Spartanburg area. I've been living in Maryland for the past 23 yrs and it seems like everytime I see a new development going up it's over 300 even for condos. I don't know how anyone can afford to live here unless they have a high paying job. I know I don't want to live in town, mainly just looking for somewhere I won't have to drive more than 20-30 minutes to get groceries.
There are probably 100 condo/townhome listings under $160K that I've saved in my Redfin favorites over the past three years. Many are under $150K. Here is a recent one:

If you want a home under 150K you are going to need to look at existing homes instead of developments of new homes. You can easily do that in this area with a modest sized home that is 20 years old in many communities in the Upstate. It's going to be really hard to do that with new construction.

Yeah, the over 55 community thing is my wife's wish. What I want is just not to have to do yard work/lawn mowing.
I like a few others on here live in Spartanburg and have my whole life. You can get some serious bang for the buck on the east side as long as you stay out of the Converse Heights area. For 150K and under you can find what you are looking for in parts of Hillbrook, Fernwood, and especially Pierce Acres. In fact in Pierce Acres you would not pay city sewer taxes.

When I read your initial post I thought that you were looking for a 55 and over community, or at least one that was built to appeal to that demographic, with yard maintenance included in the HOA dues. If you are just looking for a home for about $150K or less that is certainly doable, in the areas already mentioned as well as places like Duncan and Inman. You can always hire a lawn service.

I'm flexible. Really anywhere that's not near the coast or near tropical Augusta, GA. Probably going to check out whatever is south of Charlotte (Rock Hill, etc) Also looking at the Lexington KY area and the area between Chattanooga and Knoxville. I guess the first thing I need to do is talk to a real estate agent. I'm not going to be rich in retirement, my wife has a federal government retirement, I'll have social security but will work part time for awhile because I don't want to be idle and some 401k. Something that appeals to older people, yes. Guess I need to be clearer with my wants.

Check out Athens TN. My sister lives there and it’s a very nice little town with a college (TN Wesleyan) for cultural events. TN is also doesn’t have an income tax (with a few exceptions). Nice, too, because it’s not too far to either of those cities for day trips.

Have actually been to Athens. My wife's cousin lives there and we loved it. It's a possibility.

There isn't an income tax in TN but the sales tax is ~ 10% and includes food which is excluded from sales tax in many other states.
