I did kinda get that "barron" feeling from Mahaffey Plantation, but the houses we like that are available are actually the ones backing onto the greenspace so that may not be a problem.

Also, Griffth Farm is right next door to Mahaffey and you are correct, Sonrise, Fox Farm is out there too.

Glad to hear you really liked Griffith Farm because there are some really strong contenders in there for us too!

Hope this is not to late to be of help, but when we were looking around, I loved both of those communities! Didn't think they were at all far away from stores, etc., but then we ended up in the Blue Ridge area so maybe our def of 'far away' may be diff than yours! We found the Maffahey sub to be more established than Griffith F and a tad less $$. I personally would have chosen either but it would have depended on the lot and house. They are so close to one another that the local should not make a diff. Oh, and Maffahey is a bit larger too...although GF is still developing. Hope this helps!!

I live just outside of Seattle right now and have to drive my kids to school 25 mins one way......so my idea of "far" is probably off too!

Both are very nice, and not at all in the "boonies" they are just up the road from Pelham Falls. In a very good school district, and the families that I have met that live there are mainly transplants, super friendly, and nice. I would certainly drive through. They are in a farm area, but close to everything, you can be in 5 Forks in Simpsonville in 10 minutes, the Village at Pelham and 85 in about 10-15 minutes, the mall in probably 20, not far at all. Also close to the upper end of Woodruff Road, which can be very convenient.

We just bought a house in GF. We are also coming from out of state and had the same worries about it being too far out, but ended up doing it anyways because we loved the area. I think we looked at all of the houses that were for sale in both MP and GF about 1.5 months ago. I know at least some of them are still on the market and I could definitely let you know my thoughts on them if you are interested at all (maybe it will help if you have any specific questions/concerns).

I've never been by them but from where I think they are they are out there a tad and might be too far school wise for you. Only thing is to go look and then do the trip to the schools and see if it's dooable for you. One persons too much commute is a breeze for someone else.

Mahaffey Plantation is a pleasant neighborhood with custom homes, very nice, kind of far out though.

BUT... I had acquaintance friends who bought there years ago when it was new construction. They and their neighbors were all freaked out because they heard the neighborhood was supposedly built around/on top of the graves of former slaves. I don't know if that is true but a realtor friend said that when you drive into the neighborhood, there are some strange roundabouts that the road circles around, and that he was told they were graves, but he didn't know about the "slave" rumor.

This could be urban legend stuff, but it is interesting
