Default HELP!! Is there any hope for a person selling a home these days??

We have a three bed two bath home in Pendleton, S.C. for sale. Our contract with our current real estate agent is up next week and we're thinking about going with someone else. Does anyone have any referrals of outstanding agents in this area? Is it impossible to find someone who has less than 4%commission rate? Our yard is very large and a corner lot in a nice neighborhood with a large shop out back...we do have an new above ground pool that is low maintenance...is this hurting our sale do you think? I was thinking of offering an incentive to anyone who assists in the sale...we have a year home warranty right now, but I definately want to have an edge over the competition. Also, is it impossible to sell a house on your own in these tough times? We will be moving in about a month and I would LOVE to hear from someone who can give me some SOLID advice. We have lowered the price to 98,900 and would be flexible under the right conditions!

I feel your pain. The problem with getting an agent to agree to a lower commission is that most of their business will come from other agents. Other agents will not show your home if they aren't going to receive a normal commission split. Have you considered leasing your home, or lease with option to buy?

As you already know your home has to be the best price and in the best condition. I looked on the mls and there is not another home in school district you are in for that price so that may be an advantage for you. As far as the pool, I did not want mine either when we purchased but it is there and I deal with it. It is really hard to ask for a commission reduction with the cost of advertising and the amount of time spent on the input into the mls, cost of printing flyers etc. Hopefully you are far enough out so that someone may get a rural financing loan. That is about the only choice for 1st time buyers right now and credit scores have to be good. Believe me we are all feeling the crunch and if you can stick it out I am sure you will get a buyer. It really looks like a cute home from the pictures.

Thanks for your advice Pat...I think we're going to make an attempt to sell on our own for a month and see how things go...We're going to drop the price again and offer incentives for those who show or refer the home and also to the buyers...We'll see how it all works out. It is such a tough time but I think it's just a matter of waiting for the right family or person to come to us!!

Roadpony...we thought about leasing with an option to buy, but I would really rather just have a clean break as we are building and I just want one home to worry about. The only plus about that option is that we're moving just down the street so I could keep an eye on things...I know it sounds silly but we've been raising our kids in this home and I want to make sure that the next people love it as much as we do!!!
