We have a contract on a home that was found to have a foundation failure. I won't purchase the home without having the owners repair it PROPERLY. Since it's not my line of expertise, I'm trying to find out just what the correct way to have it fixed so I know, once it's done, it was done right. I want to make sure whoever fixes it is knowledgable about foundations and knows what they are doing.

Has anyone had to deal with this? About how much does it cost? I sent the pictures below, along with the inspectors notes to allexperts.com and was told the following:

You have a cracked footing in two places. This will require helical piers to correct the problem. You should figure 2 piers...spaced 6' apart from the bottom of the first crack to the bottom of the second crack around the corner...PERIOD.

This is from the inspectors report:

There is a large crack on the right side of the foundation, the stepped crack is at least 1/4 inch wide and the brick is displaced at least 1/4 of an inch, recommend review by a structural engineer to determine cause and if any repairs are suggested besides sealing.

On the right side of the home, the wood beam is not in contact with the column/pier, this may cause or have caused some settlement in this area since it is next ot he large crack in the foundation, have repaired by contractor.

Also noted by inspector:

A couple of the foundation vents are at the soil grade level, during heavy rains this will allow water to pour in through vents, have vent wells installed where the vent is at grade level. (maybe why the failure happened?

Any suggestions, or replys about experiences?
