Default Anyone with info on the Lyman area???

I am relocating to Spartanburg and have been researching some of the areas around there and thought Lyman looked nice. Does anyone have any feedback? I haven't had a chance to check it out in person and wondered if it was worth considering. Are the regular conveniences around that area? Can anyone recommend nice areas in the $130-150 price range? Not too concerned about schools, only in consideration of appreciation and resale. Any info you can provide to give me a good idea of the area would be greatly appreciated.

I'm in the northside of Greer, in the area I like to refer to as Greertucky. It's about a 5 minute drive to Lyman. Lymans okay, pretty boring actually like it is up here. God, how I would kill for a Barnes & Noble up here on the northside. Sorry for my digression. lol

Lyman is a growing part of Spartanburg so you should have plenty to choose from. Its a good location, you have access to Greenville and Spartanburg. I don't know about specific neighborhoods in that part of the County, but anything in the Duncan-Lyman-Wellford area will be a good choise. The area between Spartanburg and Greenville is booming. Anything in that zone will be prime development at some point down the road.

If you're job is in Spartanburg, you might consider the Roebuck area of SW Spartanburg. There are lots of new homes going up in that area. It has easier access to Spartanburg (less traffic), and you're right next to 26, which puts on on 85 in 10-15 mins.

Thanks Carolina for your feedback. Can you tell me what you know about the Duncan-Moore area? I am going to be making a trip to the area in 2 weeks and really want to utilize my time there. Thanks again!

Well, those are two very different areas. When people refer to "Duncan" they often mean the Duncan-Lyman-Wellford-Startex area that is generally north of 85 and often down to the 290/296 intersection. That area is a fast growing part of Spartanburg. They are centered around a bunch of old mill towns that sort of grew together- so the terrain is very hilly. There are lots of new subdivisions in that area too, on all sides of Duncan- but most of them are towards Spartaburg on 290 and in the Twin Lakes/Poplar Springs area.

There are two main highways other then I-85 in Duncan- Hwy 29 and Hwy 290.

If you follow 290 south there are lots of industrial operations and retail/restaurants of all sorts. Mostly fast food and quick service restaurants. El Mocajete (on 290) is one of the best Mexican restaurants in the Upstate. Duncan has easy/quick access to Spartanburg's Westside, which has a mall, lots of restaurants and other shopping. Its less than 10 minutes away by interstate (85 to 26). Greer also has a lot of stores that are probably going to be pretty convenient. They just got a Target, there's a walmart, and lots of other restaurants on 29- which is the other main highway in the Duncan area too. Soon its going to be where you can't tell when Duncan ends and Greer begins. You also can get to Gville pretty easily. Its further to Woodruff Rd (Gville's main shopping area) than it is to the Westside of Spartanburg, and the traffic is rediculous. But, there are lots of stores and restaurants over there too. Duncan is a good location if you want to live near everything, but not in the middle of everything.

FYI- the Mayor of Wellford is a nutcase. I'd say out of that municipality until someone replaces her.

Moore is known for being rural. Lots of farms, trees, and its also known for the Walnut Grove Plantation. There's not much out there, but the location is good. I-26 is nearby, and it would probably take 10-15 minutes to get to the Westside. 221 also leads straight to downtown in about 15-20 minutes. As Roebuck starts to fill out, Moore is probably the next logical place for new growth in Spartanburg other than Inman.

The whole area west of Spartanburg and East of Gville WILL get developed sooner or later at the rate we're going. A lot of people don't like that idea, but I think its going to happen sooner or later.

We close on our house in Duncan the 22nd of this month. It's in the city limits, which some don't like, but we love the quietness of the area and the nice folk around us.

My husband feels the Duncan town will be revitalized before too long and that the street we are on will have the rest of the homes renovated before too long (ours is 100 years old and was rebuilt from the studs out)

We like being close to everything, but have the small town atmosphere and sense of being a part of a community.

I found this thread while looking for information on Lyman. I know I need to go to Greenville/Spartanburg and drive around for a while, but is there a big difference between the towns to the East vs West of Greenville? In other words, why would someone choose Easley/Pickens over Lyman/Duncan? Lyman looks like a place convenient to Greenville & Spartanburg and the homes are reasonably priced. I guess my biggest concern would be if it was a little too rural for me. Traveler's rest has some very nice homes too, but it's a bit further out and the prices are slightly higher.

Maybe I should begin my own thread, but it looks as if these questions have been asked over and over again. I am still vacillating between Columbia/Irmo and Greenville so you might see my posts on both boards. From the photos I've seen, Greenville looks prettier. I need lots of tall trees around me, so I guess it will depend on the particular neighborhood. I'm one of those weird people who cry when an old tree is cut down.

You'll find a bunch of modestly priced subdivisions out Hwy 358 north of Lyman. For more substantial properties you'll need to look south of I-85 along Hwy 290.
Lyman itself is a small "Mill Village" although the local mill long ago closed. The houses in the village are well built and reasonable attractive and affordable.

The Lyman area is growing modestly and is expected to continue since it's located between Greenville and Spartanburg.

Hi Nancy,

I can't speak from too much personal experience since I've not seen all that much of Easley, Pickens, etc. but I'll tell you what I do know and what I've been told by the realtor we used to buy our house. YMMV, and it depends on what you are looking for.

We bought a home in the town limits of Duncan and just love it here. It's a 102 year old home that had been gutted from the studs down and totally rebuilt and restored. My husband and I both love older homes with character and we were not interested in the cookie cutter subdivision homes that had a lot the size of a postage stamp. Even Griffin Park, which looks gorgeous as to the homes they built, did not appeal to us because we were looking for more land and privacy.

As someone said earlier, this area between Greenville and Spartanburg is ripe for development. Lyman the town is less than 2 miles from where I live and frankly, the little downtown area is nicer than Duncan (I'm hoping that will not always be the case.) There are a lot of cute older homes that are reasonably priced with nice streets, kind of like what you saw as a kid. There are some areas outside of Lyman where the subdivisions have nice larger lots and the homes still reasonably priced.

We even looked at a 1928 home in Inman and liked the area too.

I've only driven through the major area of Easley and just near Pickens from the interstate (but I'm looking forward to investigating Pickens, Pendleton, Anderson, etc. The idea I get, and I may be WAY wrong is that the areas around them are just as or more rural than where we are, but it could be where I went in my car. So, get that information from someone who knows more.

My realtor was fantastic! She was willing to show us anything anywhere we wanted and she didn't make us sign a buyer's contract nor did she make us pay that $200+ fee that buyers get surprised with now at closing. If you would like her name I'll be glad to give it to you, you would not be disappointed. Anyway, she knew that we wanted a "genteel" area that would give us opportunity for increased home value, and she knew we wanted an area where we could be part of a community. (I'm NOT saying Easley and that area don't have those things as well). She told me that she thought I would love living in the Duncan/Lyman/Wellford/Moore area more than west of Greenville, but that she was more than willing to show us anything there we wanted.

It ended up that we found the absolute perfect home for us. We wanted the most for our money and even though we could have afforded much more, what we got for our money in Duncan would have cost 40K more in other areas. Is it perfect? No, we have a neighbor with barking dogs that we don't like, but they try to keep them quiet. We are very convenient to both Greenville and Spartanburg to shop, eat out, take in a movie, or anything else we need.

I think you would love it here if you want something that feels like you are out in the country, but yet you are very close to the city.

I CAN give you an opinion on whether to choose Columbia/Irmo or Greenville. I lived in Columbia for many years and hands down I love Greenville better! Columbia is hot and way humid and the traffic congestion is HORRIBLE. I moved from Columbia the last time in 2005 and never intend to go back.

I am a SC native, having grown up in the Lowcountry area and I would pick where we live now over any part of the state. We bought a home to retire and and I doubt we will ever sell.
