Hello all:
We have a contract on a house in the Great Bridge area of Chesapeake. During the inspection, the inspector found wood rot in the crawlspace support beams, which he thinks was caused by a leaking HVAC system. In the state I'm coming from, that sort of issue would be handled in the inspection portion of the paperwork. For the sale to go forward, I would like a structural engineer or someone with that sort of knowledge to look at it, along with an HVAC person. The realtor is insisting though that in Virginia a termite and moisture company will both diagnosis and correct such problems. She says the pest person who is visiting the house is very good at diagnosing and if need be--replacing support beams, etc. I have my doubts. Does anyone have experience dealing with a pest company for structural damage? In Georgia, pest people are just that--pest people!

it is pretty standard in this area. And moisture/termites are pretty normal around here.

However, if you want to pay for a structural engineer to check it out and tell you what to do, you should have the right to do it. Can get pretty expensive though.

During the time I owned a home in Va Bch, water damage ( from a leaky bath tub ) was found during an annual termite inspection from Gregory Termite Company. We paid Gregory Termite about $400 to repalace the water damage. When we sold the home, the buyers home inspector didn't list it as a problem on the inspection report, so apparently Gregory Termite took care of the problem effectively.
