Any experiences with selling and purchasing a home simultaneously in this area?

Buying and Selling is done at the same time all the time in this area. With the buyers market the way it is, the problem comes in if you find the house you want to buy before you get your home under contract. If you write an offer contingent on a home sale, it will probably be accepted, but with a 48 hour kickout meaning if another buyer comes along without a contingency you may lose the house. The best thing to do is get your house on the market sooner rather than later. You can always make the sale of your home subject to finding a suitable replacement home.
