Nice to see this thread again. By the way, I want to say hello to everyone--and note that we are still very much interested in the area. I don't have any questions at the moment but that doesn't mean we lost interest. We're putting our house search off for about 6 months, but will be back. In the meantime I continue reading the VA Gazette. Stay safe everyone, and I hope nobody has storm damage!

Very little damage in Williamsburg VA area so far. No trees down. (Yet) There have been no flooded roads in the City and no reports of storm-related damage, except for the roof of the DMV on Capitol Landing Road, which suffered only minor cosmetic damage.
The weather station at the City's Water Plant reports 4.37" of rain so far, at a current rate of .4 - .5 inches per hour. There was some flooding at low lying areas in James City County like Chickahominy Haven and a few other areas.

Drove to Yorktown to check on boat at marina and water level was high but no where near as high as it has been in the past. Poquoson, Norfolk , Sandbridge and other low lying areas did have flooding.

Thanks. Is it just lawn Maintenance or do they maintain the outside etc. I would assume that would be in included in the HOA dues. Do you know what they are. What percentage is built out already or are these established developments.

New Town detached home owner fees are $161 monthly and include lawn maint but no home maint. The homes are built to be very maint free with no wood on the exterior. 23 Homes sold so far and about 30+ more to go. They have been selling steadily even through the down turn.

Colonial Heritage fees are $255 monthly. Neither lawn maint or exterior home maint is included. Owners have access to the 26k square foot clubhouse, fitness center, indoor & outdoor pool, tennis., walking trails. and more. About 850 of 1900 homes completed so far. 65 new homes sold last year. ( a record for one community) Homes are built to be maint free with no wood on the exterior. You might need to have it pressure washed every 3-4 years and a new roof in 25 years. A large number of home owners have their yards mowed for $20 every week and a half in the summer by the same company.


Villas at Five Forks fee are $257 monthly and include all exterior home maint , lawn maint, trash removal, water & sewer, use of pool, clubhouse, fitness center. 75 sold so far , 15 more to go until its finished.
