I don't think you will find a home in a good area to rent for 1,000 a month. My guess is that you would want at least a 2 bedroom correct?

Can you find a place to rent in Virginia Beach or Chesapeake for under $1,000/month in a good area?

A one bedroom apartment, sure. A single family home, no.

The best areas with good schools around here don't have rental homes for under $1000 a month unfortunately. There are decent parts of Hampton, there area also really sketchy parts of Hampton. In the nicer parts of York County, VB, or Chesapeake (places with the best schools) the rents for a single family home probably start around $1200 and go up from there.

I can't prove this, but my general experience is that the prices around here are tied to the military housing allowance... if you find a zip code you like I will bet you that decent apartments will start right around the BAH for the area.

BAH Calculator

An E1 with dependents in the Norfolk/Portsmouth region gets $1365 a month (95% sure this is tax exempt) to pay for housing (and utilities) in the area. That is the lowest, it only goes up from there with rank. That is what you are competing with as a parent in the area. Until that goes down I don't see rents going back to a reasonable level.

Have you considered working with a real estate agent? I know my agent was invaluable in helping us find a reasonably priced home (to buy) in a good neighborhood when we first moved here and didn't know anything about the area. We live in a great part of NN with good schools. There are a few smaller houses for rent in our general area, and, though I'm not sure they'd go for as low as $1,000 a month, I've seen some for around $1200. The trick in NN and Hampton is that you can be in a small house in a solid neighborhood (low crime, good schools, etc.) interspersed with much more expensive homes. A real estate agent might be able to help you out with finding where those neighborhoods are.

I loved our real estate agent, and I'm sure she'd be willing to talk with you about rentals (even if it would mean no commission for her--she was just that kind of nice person). Send me a direct message if you'd like her contact info. Good luck--Hampton Roads is a nice place.

Me and my wife are looking to buy a place for the reason of rent being so high over here,we are staying at an extended stay hotel till we get our own place and as the season progresses it gets more expensive, from what we have been looking at each city really has its good and has its bad, everyone seems to agree the Chesapeake seems to be the best place to live, but it really has some schechy areas too,you really have to do your research, and we still aren't sure where we will be buying our house yet? We actually found a really nice place in portsmouth hence why I'm on here now to see how that area might be?

Good luck but it seems it might be cheaper to buy...
