Staying under $325k for navigable waterfront anywhere around Hampton Roads will be difficult, maybe lakefront but most will have restrictions on gas engines ( only electric allowed) . Flood insurance is mostly available but their are limitations. A home that was flooded can still be insured although there maybe some modifications needed. Some homes were required to be raised after Isabel, some need additional foundation venting, HVAC systems raised etc. If you find a home you like ask an insurance agent to give you a quote for flood insurance before you make an offer. Also ask the insurance agent to explain the coverage and the limitations of the policy. It doesn't cover everything like a normal home owners policy. I was going to suggest Marlbank Farms as a water access community in York County. But it will be difficult to find a home there non waterfront for $325k. Currently the least expensive home is in the low $400's. Its an older community with a very relaxed homeowner association.

hi everyone,

Merry Christmas and Happy Holidays. thank you very much for all of this great information. I just finished looking at some of the listings we are going to visit next (can't believe it's happening so fast) week and a few are in the neighborhoods/areas that are mentioned here as being safe/nice/etc. i'm going to check out all the other neighborhoods mentioned and see if there is anything for us to visit.

Mr Williamsburg, Thanks for the tips/information on flood insurance and what to look for/who to speak with if we find a home that was flooded. we have about a dozen homes to look at that are either on a lake (thanks for the tip about the boats, an electric engine? - if we find a lake home we love we'll get a pontoon boat) or their on creeks/rivers with access to open waters. Of course viewing homes online and viewing them in person are two completely different things. we'll see.

Last question, hubby LOVES palm trees. can you grow them? do people grow them?

Yes ,you can grow certain types of hardy palm trees in the Hampton Roads Area. It's best to wrap them for the winter. I will post the varieties that we have had the best luck with.
