Default Question for a real estate expert

As a first-time buyer, I have finally found my dream home in Ocean Lakes, Va Beach. I want to move quickly and buy. However, I just found out that the Hampton Roads Sanitation Department is expanding the water treatment facility a half a mile away. It should be complete by 2010. Will this effect the resale of the home or am I just making something out of nothing. The only thing that would stand between this house and the plant would be Ocean Lakes High School and a half a mile of undeveloped land. I would not be visible from my backyard or home. Would this be a turn-off for future buyers? Thanks for your help!

If it were expanded already would you still feel the same way about the house ? Everything affects resale. Steep driveways, proximity to major roads, power lines, cell phone towers, water towers, poorly maintained homes in the neighborhood and next door, sex offenders, and so many other things not to mention the home itself.

All things being equal the home furthest away from the plant would most likely be easier to sell. But then again there is a neighborhood in Williamsburg called Kingmill located next to the Anheuser Busch brewery. You can smell the hops from the brewery when the wind blows southerly. That doesn't seem to bother people who have bought homes in there.

Just my two cents but when there are lots of homes in a market for sale people will rule out some just because the living room is painted red. When the market tightens up buyers get less choosy.

I drove around the neighborhood and asked some residents. They say it only smells slightly in the summer and if the wind is blowing in the right direction. We're moving forward because the home really meets our needs. Thanks Mr. Williamsburg, I guess I am being a bit picky with so many houses to choose from.
