Default Fsbo?

All,
I'm moving out of state and need to sell my home in Hampton. Unfortunately, I am thinking about selling it without a realtor. I feel bad about contemplating cutting out the middle man because I know everyone has to eat, but I cannot afford the 6% commission and sell my house for a reasonable amount and walk away with enough of my equity to put a down payment another house in this market. Does anyone really look at houses if it's not on the MLS listing that realtors provide. There are a couple a sites for the "FSBO" but I don't know which one to apply to. There all very reasonable. Please help me with my decision.

I would very seriously consider the site militarybyowner.com We sold in Hampton Roads last summer and we asked our realtor to also post our home there because everyone I knew moving out of the area was looking on that site. The family that did buy our home did find it on that site. byowner.com also seemed to get a lot of hits.

I second military by owner--we are moving there this summer, and that and realtor.com are the two places we look at the most.

The one problem for militarybyowner.com is that most "civilians" don't know to go there.
Another good place to post your listing would be craigslist, it's free and we agents get a lot of response from there. Make sure you put up some good pictures.

That being said, you owe it to yourself to at least have an agent or two do a market analysis for you. Typically a home listed and sold with an agent sells for higher than a FSBO (often over the 6% commission that you are trying to save). The reason being is that most buyers shopping the FSBO market are looking for a deal. By at least knowing the market value of your home - you will be a little bit better off in retaining your equity when you agree to a purchase price with a buyer.
