Have home prices come down some in Williamsburg?

In general prices are down. You can analyze them many different ways. In the City of Williamsburg. Avg sale price for residential was $370k in 2007 versus $309k year to date.
Surprisingly James City County home prices stayed almost the same. $365k in 2008 versus $366k in 2007 for the same period. This includes all types of homes, detached, attached, condos and town homes. A more relevant comparison is in a specific neighborhood or price range. There are many different ways to look at it. York County dropped from $350k to $316k. New Kent County dropped 366k to 339k in 2008. If you want any more specific comparisons just post a request. All of these comparisons were for the same YTD periods.

To further clarify. I have seen new homes in James City County that were listed at $750k sel for $600k. Condos dropping from $245k to the low $200's k.

Thank you very much Mr. Williamsburg....we have always loved Queen's Lake and have noticed what we perceived as a slightl drop in asiking prices and it is good to know that in some areas bargaining on the asking price is going on - offers and counter offers....I appreciate the info.

Queens Lake in York County is one of my favorites as well. With it's marina, tennis courts, playground, clubhouse, swimming pools, closeness to New Quarter Park, Williamsburg, Colonial Parkway and Interstate 64 . Especially if you like older homes with charm. Here are some specific homes sales statistics for the neighborhood in the last 12 months: 15 homes sold there last year. 9 of them in less then 30 days. The average sale price was $410k. Average list price was $429k. There are currently 6 homes for sale priced from $319k to $960k. ( the $960k home is on the lake) There are two homes currently under contract one under contract in 9 days the other in 20. A lot of people will decide that Queens Lake is where they want to live. They will wait for a home to become available that is just what they want and then purchase quickly.
