Default Have Been Hud Approved But . . .

Have Been Having Lots Of Problems Finding Landlords Who Accept It.

Was Living On Maui For 25 Yrs, Went Back To Calif. For 2 Yrs For Better Schools For My Kids. Worked Out Great, But, The Move Back Very Expensive. My Hud Approval Came Up It Seemed Just At The Right Time In Moving Back To Maui After Being On List For 18 Yrs. But What Is Going On Over There That Landlords Will Not Accept Hud Apps?

Anyone Know? I Had My Own Business Out There For Those 25 Yrs And Reputable In The Community. Does This Not Count For Something As Well, Compared To Those Applicants That Live Off The System?. Is Not Hud There To Help Those Get A Jump On Life Again Over There, And Then We Pass It On?

Whats Up? Has Anyone Had This Problem? Thanks For Any Imput!!

Article last week in the maui news said there is a hud waiting list of 4-5 years. I'm not sure if a landlord would care about a business you owned in the past. I think they are more concerned about whats going on in the present.

There is a shortage of good rental properties here on Maui. There isnt a lot of incentive for landlord to accept hud when they can make twice that from "non hud" people. Most rents start at $1200 for a studio apartment.

Default Well that is quite disappointing, but thank you anyway . .

Maybe I dont understand yet what it is that gives the insentive for any landlord then to accept HUD because either they' are fools if so, or just a soft heart for those that truly care about the situations like mine and I'm sure there are worse scenarios.

Thought it was a priviledge to be accepted to this program, but I am understanding some "attitudes" labeling this program and it's applicants.

I'm sure we will meet soon . . . and on Maui, as I understand you have quite a reputation from the "forum rooms" not only on Maui, but acrosse the nation, but especially, out side in the business world of Mau in our community, be careful of whom and what you speak of (speaking from lively hood and many entities behind me in the business you are in.) We will keep this between you and I of course, until we meet . . and it will be a very pleasant surprise!!!

B.T.W. I know the facts, I know the rent, i know the psychology behind all of it, I do not need to be reminded, nor labeled as such to your "audience" you must live for day to day, rather night and day.

I have lived, worked, and payed my dues in the community you proclaim to hold audience enough to chastise a voice that maybe you just may receive some of the same response that I have given. No offense. And you should know that in a forum, really, now, maui dude, if in fact you are one!!!

Lets leave it at that without all the obvious labeling you choose.

Please leave it to those that may read and receive my own experience without your predudice.

I don't really get what is going on here. It seems to me that Mauidude was just trying to help by giving you the truth...

My guess would be that the reason people are against renting to HUD approved people is because it is associated with "low income". And since "some" people are prejudice against low income, there lies your problem.

There is another posting on this site already pertaining to HUD, you should check it out.

What does HUD mean?

I am sure there are landlords out there that are willing to rent to you. I would try posting on craigslist or the Maui News. I have had great luck with word of mouth. Since you lived here for so long, I am sure you must know tons of people on Maui. Call/email some of your friends and ask if they know anyone who has rentals. People will rent to you just because you know someone. That is the way Maui works, but you know that you lived here for 25 years!!

I've built some housing here in Hawaii that was low income/HUD, and I can completely understand the reluctance of any landlord to go with HUD. Maybe it's the way HUD operates, whatever, I've seen plenty of units trashed in Kalihi, Waimanalo and Waiehu that were Hud rentals. AND TURN OFF THE CAPS LOCK!!! Your kids went to Seabury and you need HUD assistance, I don't quite get it.
