Really broad question, but are there any new(ish) condos for sale on these islands?

I have to believe that somewhere, some condos were built pre-bust and are still looking for their first owner.

I've been to all of these islands, and frankly, I'd consider any of them for the right price. Not planning to live in it for over 6 months out of the year, just need something small and easy to maintain. Hoping to spend under $300k.

Also: I couldn't care less if this is near anything. I work remotely and would actually prefer to be further from "everything" since I have no commute. I've tried realtor.com, but I get the impression that these MLS engines do a poor job looking up listings from actual property companies (versus individual home sales, as an example). Thanks!

Also, if you know of any, please let me know the developer / development name or website.

yes, maui has newer condos but nothing in that price range. think the newest in that price would be the villas at kenolio maybe an REO

edited to add....don't forget the condo asso fees can add huge bucks to the bottom line.

You might want to take a look at The Breakers in Honokowai, West Maui. I met the builder at the Onion Festival a couple of weeks ago. Link: Maui Real Estate & Condos for Sale at The Breakers West Maui. I think they're still building there.

There are some in Kona, but none that have never been owned or lived in before, I don't think.

And I don't care if they have been lived in, I just want something under 10 years old. Used is totally fine.

Well, then you might look at Alii Park Place, Kona Sea Villas, Kona Sea Ridge or Alii Cove. All are about 10 years old or less, gated, have nice grounds and garages except for Kona Sea Ridge and some Alii Cove condos have them, some don't in which case you have 2 parking spaces 1 open 1 covered. Garages are nice if you only live here part of the year so you can store your car safely.

From your OP, I thought you wanted brand new. There are plenty of condos all over Maui that are less than 10 years old, although not so many in that price range. But I would think some in Kihei, Napili, Kahana, and other areas, too. (Most of Ka'anapali's stock in that price range is from the '70s/'80s.) We had a ton of new building island-wide through 2007.

Do the newer condos have good sound insulation between units? I lived in apartments for years, and what I hated most was hearing noisy neighbors through the walls. After I bought a house, I swore I'd never live in a condo, because I thought they were just apartments that you own. Last year, though, my wife and I condo-sat for some vacationing friends. Their condo was built in 2006, and it was great: neat, modern, and extremely quiet. We could live in a condo like that in Hawaii. The maintenance fees are the scary part, though.

Here is a web site for Oahu where you can search for condos by year built, price, and region.

For example, if you put in 'earliest year 2005", "Leeward' and "Active", you get 22 between $275,000 and $347,000.

Be afraid...very afraid! In our development, they're over $600 per month and looking to go up, with the foreclosures and water hikes. I have a GF that lives in Hawaii Kai and their condo fees are in excess of $1200 per month!
