I don't know if you've ever driven out to Kahakuloa, but it's close to absolutely nothing, and the road is one lane. Out past Wailuku, towards Waihee, there are some very nice homes, and you're still close to town. Homes on the golf course in Kahului are nice, but that area is very hot and the wind just blasts through there on occasion. Kula, especially upper Kula, is cool, great views of the valley, west Maui mountains, and the ocean, about a 40 minute drive into town. If you live way up there, above 3500 feet, expect to get a fireplace, and use it in the winter. Funny you didn't mention Kihei or the west side, wouldn't rule those out.
PS, I've never been to Wailuki............jk
