Dear all:
I have been reading this forum for months now as I am preparing for my move to HI from the mainland. I have been looking for vacant lots to possible purchase so I can build two separate single family homes: one for myself and the other to potentially rent out. I have seen the different types of residential zoning regulations: R-3.5 versus, R-5 etc. Could somebody explain to me what particular zoning I should look at to build two separate single family homes. I have been researching under Hawaii Govs Land Use Ordinance but I dont see any explanation. For example, for an R-5 zoning I see that 7500 sf of land is required for two separate single-family homes? Would kindly appreciate any help or clarification.

My suggestion is pretty simple -- call the Hawaii County planning office and ask them. They are the experts at enforcing and interpreting their codes. Then you will know that you have correct information and not someone's guess.

Can you clarify which island?

As Dreaming has stated...regardless of where you are searching, contact the county planning department and give them the Tax Map Key number (TMK) for the parcels you are considering purchasing--you will need to thoroughly research whether a second structure will be allowed on any property you are thinking of purchasing. If you are working with a Realtor, your agent can assist you with the research.
