Question Hawaiian shores on big island

We're moving to Hilo area in july and as I've been looking for a rental I've come across some ones that look nice in the Hawaiian Shores subdivision. Also a lot in Hawaiian Paradise Park. Are these a decent place for a family with small children to live or should I stick to looking for something in Hilo? I've read varying things about the Puna area and it sounds like some areas are better than others. How far of a drive to Hilo is it from these areas?

Hawaiian Paradise Park is zoned for farming, acre lots, has no covenants. There are many nice homes there, but also shacks and livestock. It is about 30 mins. from Hilo. Hawaiian Shores is one of four adjoining subdivisions referred to locally as "The Beaches" it is more suburban, smaller lots, has water supply and covenants. It is about 40 mins. from Hilo, is close to Pahoa Village.

What are covenants? I've seen the term CC&R's, are they the same thing?

Be sure to recognize the distinction between Hawaiian Shores and Hawaiian Shores Recreational Estates. The Hawaiian Shores section of the subdivision does not have enforced CC&Rs, but the Rec Estates, or HSRE, does.

Do any of these developments have city water or are they all on cachment type set ups?

Hi there, I'm new so bear with (not the animal). My word memory is gone with the G-B.
I live in Puna, and it is very nice depending on which community you pick. the higher up from town you go the more expensive and cooler it gets, but it's great for kids, and not as hot as Hilo. I can get to town in 20min. and I live in Mt. View where it is cool and NOT expensive. Good luck.

Hi Chris40,

I am new at this as well. Since you actually live in Hawai'i, and not just a visitor, how is the atmosphere right were you live? Is there walking distance shopping? I have lived in quite a few areas, and would like to know what kind of vibe your neighborhood has. I noticed that you said " depending on what community you pick".
I am not going to go into the "mainlander life story", lol, but I will say that I have been looking at, and paying attention to as much as I can for 2years now.

i live in the puna area and i would recommend hawaiian paradise park instead of hawaiian shores. there is more crime and drugs in hawaiian shores in my opinion.

I lived in Hawaiian Paradise Park for 9 years. I suggest you look to see what the houses are like around you. They are on acre parcels. Some houses have more privacy than others. It depends on whether they had the lots clear cut or not. Some people have a lot of roosters so if you don't like crowing roosters find another house. They neighbors up the street had crowing roosters but they didn't bother us. If you pick a paved street get ready for the traffic & speeding cars. We lived on 28th street. It wasn't paved when we moved there. They paved it & after that we got a lot of traffic & speeding cars, but then we didn't get the dust anymore. Right now with the way the real estate market is you can find some pretty nice rentals(new) in H.P.P. & the rental prices are coming down. It is hard to find a decent rental in Hilo. My friend was looking recently & she said that some of the houses were really horrible for the prices that they were asking. But then again you pay more for the convenience of living in Hilo especially with the way the price of gas the way it is. Aloha
