How is waikoloa village? Seems like a lot of homes of homes
Are for sale.

Mmm what would you like to know? Very pretty area. Basically an entire community built on top of cooled lava away from any population centers.

There is the actual town of Waikloloa and then there is Waikoloa Village. Both are very recent developments but the town is about 6 miles from the "Village". The village is where the resorts are as well as the open air mall/shopping center.
Beautiful area with virtually no rain in the village. The vast majority of the condos/townhouses are vacation rentals. If you are buying, be careful of high maintenance fees due to the "beauty restrictions" that are in place.

Waikoloa is the world's biggest cul-de-sac and has great yard sales. It is a really large village, almost a town sized, group of houses and townhouses, a school, post office, fire station and a small shopping center halfway up the hill between the town of Waimea (aka Kamuele) and the big resorts along the Kona coast. There s also a golf course there. The native vegetation in the area is mostly scrub on lava, but the folks have done a lot of landscaping of their yards. It doesn't have a lot of rain in the area so most folks irrigate their lawns and gardens.

There are a ton of houses for sale in Waikoloa because there isn't much work left at the hotels and a lot of the folks there are/were hotel workers. There are also retirees and folks who have vacation rentals.

Whatever you do, IMHO, it is extremely important to at least visit first before buying a house ANYWHERE in the state of Hawaii. If you plan on moving here, verify your employment possibilities (if you will need employment income to live on) before hand, too.

Thanks for all the great information. We were looking in Kona,
but it is a little on the crowded side.
I noticed such a large amount of homes for sale in Waikoloa,
But the no work part makes alot of sense. Sad sense, I hate
To hear about so many people out of work.
It also seems that there is not a High school close by,
My son would have a long way to go every day.
