Default Any Really low-priced land for sale???

Aloha,

I'm visiting only the Big Island in July. I just sold my house on the beach very cheap to get out from under if you know what I mean. The buyer got a GREAT deal, and I was happy to see him get it. I know he paid well under the SUPPOSED market price, but NOBDODY else was buying so I'm grateful to him. He did not need to buy and is just speculating. In the last 3 weeks, the price has actually gone down in the area!

I need a bargain lot; somebody who just wants or needs out now should let me know. I can't spend much as I need the remainder to build a home as I'm retiring and will only have a limited income. If ANYBODY has something lower than ALL the MANY other lots in their area, and it is not all lava, let me know!

You are coming to the Big Island at a very good time to find deals. There are subdivisions on the island where lots are selling for under 20K...it just depends on how big you want the lot to be and what area will suit your personal needs.

To give you an idea of the market right now, a quick search of the MLS shows these lots as the lowest priced in these subdivisions:

Nanawale Estates: $13,000 (8,040 sq ft.)
Hawaiian Paradise Park (HPP): $45,000 (1 acre)
Orchidland Estates: $40,000 (21,780 sq ft.)
Fern Acres: $35,000 (2 acres)
Hawaiian Shores Rec Estates: $30,000 (12,040 sq ft.)
Leilani Estates: $37,000 (1 acre)

Just a few examples...and for disclaimer purposes, none of these are my listings!

A few Kau district "lowest priced...":

Discovery Harbour: $75,000 (14,000 sq ft.)
Green Sand: $23,000 (12,000 sq ft.)
Mark Twain: $45,000 (20,000 sq ft.)
Ocean View Estates: $12,500 (1 acre)

Again, selected subdivisions, none my listings and all according to the Hawaii Information Service, current as of 12:10pm, June 6, 2007...

Hope this helps you along in your search...you'll have a lot of ground to cover!!

Currently, the lowest listed price for a vacant lot in Hawaiian Beaches is $28,000. Keep in mind that it will be a while (a year, give or take...) before many of these lots can connect to water...Are you considering building?

A quick check on HIS shows that there are 221 active land listings in HPP, the lowest priced is at $48,000. Sales that have closed since 8/1 range from $45,000 up to $70,000. (Of course, location is the determining factor...how close to the water or if the lot is a view lot...)

Been there, did that. I've considered moving to Hawaii as the "worst case" scenario. Why not die in paradise?

Anywhoo, here are all the listings at craigstlist for Hawaiian real estate under 50K. I've seen small unpermitted houses for sale in this range and less.
