This is a pic of the kitchen of one of my rentals I am currently remodeling. What do you guys and gals think? I can't take credit for all the work. Tile paint and drywall was done other contractors. Counters are on order,

All said and done I'll be at 55k. It was basically a complete tear out and redo. There were a few walks that I didn't have to rip out, but all walls were floated and re textured, showers and bath were floated, concrete showers floor new plumbing, new everything. Literally I replaced everything in the house. Old place and it just needed to be redone from wear, age, and slob renters.
I was asking more about just the kitchen -- looks like new tile floors, new counters, all new cabinets, new lighting (ceiling situation looks like it took quite a bit of work...). My hunch is your out-of-pocket on the materials and labor for the stuff you hired out was a big percentage of the $55k...
BTW Was this a foreclosure? How much did you get it for?
It wasn't a foreclosure. It was my house 20 years ago. I rented it to my wife's friends when we got married and bought our current house. It was basically just worn out after they got done with it but they were there for 20 years.and needed to be remodeled. Just decided its best to have them move on so I can get it remodeled and have the ability to bring it to current rent prices. I was way way below going rate. Wife's friends and all that.
The other trades ate up about 37k. 8 k for cabinets, 4500 for all the finish stuff 1k for electrical. I'm sure ill have some sundry stuff a few bucks. If I stay at 55k I'll be fine. I budgeted for 60k on the high end and 50 on the low so I'm in my target. Which sounds like a lot but really isn't considering the amount of work that had to be done. I believe in getting the right people to do the jobs I can't or won't do. And I'm enough of a perfectionist that I get things fixed right or it would drive me nuts knowing its not.
Had to reframe the ceiling, new electrical, new cabinets, new doors, baseboards, casings, tile, floated shower and bath, new cast iron tub, new vanities, new granite countertops, new Kohler toilets, all new light fixtures, new outlets and decora light switches,
Pretty much tore the guts and all new inside. Should be a pretty nice place to rent. One of my neighbors wants to move in it

Thanks. Piece of cake even though its a rental I went LED and under counters. It's not like it takes a lot to do and it's relatively inexpensive and I always hated trying to cook or prepare with a shadow right over whatever I was doing. I hope the new renters like it and take care of the place when I get it on the market.
Ill post before and after of the whole project. You won't believe its the same house.
