Ask your realtor whether you should give an allowance - WITH AN ACCEPTABLE OFFER (in other words, not an allowance on top of just any old offer) - to allow the buyer to refinish the floors if they like and how they like. They may choose to refinish them, or cover them with wall to wall carpet, or just touch them up and live with them as they are, or any combo of those options. Something like maybe a $5000 allowance - or just say "flooring allowance with acceptable offer."
This lets the buyers know right away that you have taken the flooring issues into consideration when setting the price, and that you want THEM to have the opportunity to choose the treatment they want.
Plus - it gets you out of having to do it yourself. I mean, what if you go with a nice dark tone and the people who are looking at it say, "Dark floors are going out of style - I want light floors - too bad, let's go look at the next house!"
