Ah, gotcha ! It makes sense - Choicepoint is more for the benefit of the insurers I guess and it would benefit them to know who files claims.

That is really what it is for. It would be nice to have something like Carfax for houses but really impossible to do.

Default property/home flood history

All flood insurance, not a burst pipe type, is administered through FEMA (fema.gov) via NFIP ([url=http://www.floodsmart.gov]Floodsmart | Flood Insurance | Flood Maps | Flood Risk | Flood Information[/url]). You can ABSOLUTELY get a complete history (from the time flood insurance was first issued on the property through current. It will include any/all FLOOD (again, not water damage) claims for the property and home (or other structures on the property) FOR WHICH A CLAIM WAS FILED. Keep in mind that on some minor claims people choose not to report and do any repairs/restoration themselves so there would be no way to find out about those unless you talked to the homeowner(s).

So again, for any FLOOD INSURED PROPERTY you can find and view all loss history IF a FLOOD CLAIM WAS FILED. The information on that claim is held (and available for public viewing) by FEMA. Click this link for add'l info:

Also, your insurance agent (homeowners &/or flood) can (read - should be able to) look up & provide you with flood history for any property you are looking to buy or already own.
