I'm going to convert my 20x22 garage (std. 2 car) into a living area... eventually becoming the "family room". I'm building a free standing garage a short distance from the house which will be connected by a breeze way.
The garage area has a recessed/step down from the existing floor( monolithic slab). I want the floor to be level with the existing elevation. My choices are:
1)pour concrete on top and make level with existing elevation
2) build a sub-floor from PT lumber and use 3/4" plywood on top to make foor level
I do not plan on moving or see ourselves moving (ever) ... so re-sale in the short term is a non issue.

Any other insight into garage conversions would be appreciated.

I have seen both approaches. If my current floor is concret then I would suggest sticking to that.

Have you considered the exterior finish? Do you plan on incorporating or extending the appearance of teh home to the garage so it doesn't look like a converted garage?

Make sure you get a permit if you need one...in our city garage conversions have to be permitted.

The outside is already the same (hardi-plank)... except where the existing garage door is.... and that will be a triple window (9'x5'), and then complete the "tie in" with more hardi plank.
For the permit... I need to decide the floor first, among other things..... then apply for the permit, Thanks. I do not have parking issues like in urban or suburban areas...... I'm on 5 acres.

I see you live in Fla. Wouldnt it make the room be cooler if you did cement. Also theres the sand problem.

Ive seen some really neat finishes for cement. Polished , stained. and stamped.

If you dont like that look you could always do tile. Either way would be very low maintenance for a family room.

Glad you are not going with the step down. In my neighborhood, it de-values the house. I would use whatever was done in the rest of your house to keep it consistant.
